Project realization

TMG International offers full-service project implementations, including construction management, safety management, scheduling, planning and permits, and of course the effectuation itself.

The TMG International Construction Management Division:

Our construction management team plays an important role in an early stage of a project. From initial engineering we think about the appropriate construction options using feasibility studies and translate them into engineering solutions.

During the detailed engineering phase some constructability’s are performed, closely looking at things like cock-ups, lifting plans and construction sequence, but also taking into account the future installation and expansion of larger replacement parts. Safety is our priority so safety gets special attention during installation activities.

After the engineering phase, our construction management team will perform the preparations for a safe and efficient execution on site. Construction management is involved in the project from quotation to final acceptance. Thereto we use a self-developed construction-management-quality-system. Components are the H & S plan implementation; Construction Schedule; Quality assurance (QA) and quality control (QC) testing and acceptance of documentation.

TMG International Construction Site Team:

Our construction site team will, at an agreed moment in the planning, be designing the site and supervising the implementation prior to the start of the project. This will include taking into account logistical issues. Together with the purchasing department the planning is managed as to which parts can be built-in according to the "just-in-time" delivery principle. Therefore no intermediate storage takes place on site, but parts are built-in directly from the transport.

Part of the construction management team is the quantity surveyor who keeps, next to the warehousing and expediting, control over the material status, what is or is not properly delivered, are there assessed transport damages and to which extent this is threatening to the on-time execution of the project.

The succession of remaining points is documented and signed-off in an project-control- system, whereby classes are assigned to the various rest points. A punch item marked as "A" should be resolved before the MC (mechanical completion) milestone is being reached and is also a condition for signing-off. The same goes for the other categories: "B" must be solved for the PA (preliminary acceptance) milestone, which is the milestone where all low voltage tests are done, where the installation performs (without product) and transferred to the customer (cold commissioning phase). "C" entries must be resolved before the CA (commissioning acceptance) milestone (hot-commissioning phase), and the "D" punch items should be solved for the FA (final acceptance) milestone. After the FA there are no remaining points; as-builts, manuals, etc. are delivered and accepted by the customer. The yield on time remaining points / punch entries is important and will get all the attention, especially since contractual payments are usually related to this status.

There are a number of important transfer points during a project. The first is the MC. Before this milestone is reached, the Construction Manager is fully responsible for everything that happens at the time of construction. After MC (parts are moving) the construction site should ideally be transferred to the cold-commissioning leader. In case construction activities must still take place during the cold-commissioning, the meticulous consultation between the Construction Manager and the cold-commissioning leader define the labeling and delimiting of cold-commissioning areas. Staff working on the cold-commissioning installations is identified, after specifically defined toolboxes, by specially colored and registered stickers. They also work on cold-commissioning permits which have a different color than the construction permits. Construction areas continue to be responsibility of the Construction Manager until the transfer to the cold-commissioning lead.

Transfer of Cold-commissioning to Hot-commissioning (PA) means the plant is transferred to the end user, after all, only the end user is authorized and prepared to operate the plant with product. Of course, there is full assistance in order to achieve the contractually agreed performance figures.

After the final acceptance (FA), the installation is fully transferred and the project fully delivered, in terms of installation, training, documentation, etc.,.
